June 2008 saw the completion of the first subdivision swimming pool in the city of Peculiar. The 30 ft x 50 ft. sports pool was enjoyed by homeowners throughout the first summer season. The pool is accessible by a personalized magnetic card. Homeowners and their guests have the use of changing/restrooms, deck chairs, picnic tables and a covered lounge area adjacent to the pool.

Centennial Farms is being constructed in three phases by Dobson Development Inc with Phase I containing 30 lots, Phase II containing 39 lots plus the swimming pool and park area, and Phase III, which will contain 24 lots. Only four lots remain available in Phase I, and 35 are available in Phase II. Centennial Street runs from C Highway to Old Peculiar Drive, providing accessibility and emergency use through two entrances.
 

Construction for Phases I and II has been completed by GradeCo Construction for Dobson Development Inc. Centennial Farms is being serviced by KCPL for electricity, Missouri Gas Energy for natural gas, Peculiar municipal water and sewer, Comcast Cable T, and Fair Point Communications for telephone and fiber optic for internet use. Because of the reduced rate given by KCPL from October to May of each year, builders are encouraged to use dual source heat pumps and gas back-up furnaces.

 

Lots are available for sale by Dobson Development Inc. Prices range from $33,900 to $42.900, depending on size and location within the subdivision. All utilities are underground, and sidewalks are required. Dobson Development Inc. has approved seven builders (see Approved Builder Link) who will be eager to construct your home. Existing home prices in Centennial Farms range from the low $200’s to over $300,000. Because of the current economic situation, builders are focusing their efforts on custom homes with less emphasis on spec homes.
